I am so angry I can barely think -- we moved into this apartment at the beginning of February, but a month later it was sold to some semi-corporate landlord across the country. This bastard has subjected us, since March, to a nearly unending string of worthless and semi-anonymous property managers, insufficient notice of entry, and near-constant renovations all summer starting with loud noises from 8AM to 8PM. Since announcing his intention to sell the building as (over-priced) condominiums in late August, we have been visited at least weekly to a string of strangers poking around our stuff and dragging dirt onto our carpets.

Finally, finally, last week we managed to find a new place with a friend, and we're moving in at the end of November. The day after we decided to move, we got a notice of entry with "PLEASE NOTE THE DATES", outlining their intention to host an open house weekly for the next six weeks, with their viewing time for our apartment conveniently situated during dinner time each week.

I am not a saint, nor do I have the patience of one, but I have been shockingly polite and patient during most of this colossal BS. The prospect of being out of this slum in a month's time had managed to relax me even further.

HOWEVER. This is the conversation I had with the latest emissary of the landlord, around a quarter after 5PM.

INCOMPETENT PROPERTY MANAGER: Hey, just wanted to let you know that we're having to turn the water off. Indefinitely.
ME: ... What. [beat] How indefinitely.
IPM: Well... there's water and sewage backing up in the laundry room, in the boiler room... I don't know how long it's going to take. We've got a plumber coming, but he's got to go get one of those long snake augers, and with rush hour traffic... Who knows.
ME: So tonight indefinitely...?
IPM: [weak laugh] I sure hope so!
ME: Because if we don't have water tonight, we're going to have some real... problems.
IPM: Yeah, I know, I just-- [helpless shrug]
ME: And if the water's not back on, what're you going to do for us?
IPM: I-- I just-- He's working on it right now, and I can leave a note on your door or something when I get a timeframe.
ME: ... Right.
IPM: So just to let you know, the water's already off.


Leaving me with no water except the cup or two I have in a pitcher in the fridge, no timeframe on when I might get water back, and my BURNING FURY.

Other tenants have tried suing (or rather, following the procedure of taking it to mediation at the rental board, and then some variety of small claims court), but to little avail.

The rental situation in this town is dire. That's the only reason we've stuck around as long as we have, instead of packing our shit and leaving.

Well, Nolte may have a point. I don't know where you live, Talas, but you should have the right - the legal right - to live in a reasonably peaceful environment. There could be a landlord & tenent act and a tribunal available for your region. You could look it up online. If you put in complaint you may be awarded back some of your rent for your hardship.

I'll check it out -- I'm in Alberta in Canada, and I'm pretty well-versed in the actual legislation, but I'm still shaky on where to take my complaints. While litigation is so deliciously American, there's a landslide of issues to be dealt with.

In other, less need-to-throttle-someone news, one of the workmen just came upstairs and told me the water was on again. So now when I research how to milk them for every penalty legal, I will be hydrated!

So others have taken a legal route and failed. I guess, from this vast distance I'm at, I can only pray that you have A Case. As in legally valid and relevant documentation of hardships you have suffered over and above what might be reasonably expected of you in these situations as stipulated by contract, law or other legal means.

But if you have the time - and A Case, An Anger, and A Yearning for Justice and Retribution, I suggest you sue them until their filthy balls explode.

I am in Canada as well, Talas. I have lived in three different provinces and they all have slightly different legislation.

Start, here for the Residential Tenancies Act, and Residential Tenancy Dispute Resolution Service for Alberta.

Talas, withhold your rent. Let them sue you for the money. Seriously, you should be entitled to a rent reduction due to them not fulfilling their side of the contract (providing notice of entry, water etc.) so if you keep back what you consider fair compensation the onus is on them to do the legal work.
Of course, they may threaten to keep your deposit but frankly they will probably keep it anyway under some pretext, and if you're moving out anyway screw 'em- give them nothing and tell them to keep the deposit, and if they give you grief tell them you will give your keys to squatters when you leave if they don't shut up. Bastards.

Unfortunately, Quantum, I'm a good little tenant and already paid November's rent. And I don't think one month's rent is fair compensation anyway.

The bottom line is, I'm out in a month, and I need that deposit back -- I'm not so rich that I can just toss away $500 although I really wish it were an option. If I just walk, I'm out at least $1150 and put myself in a position to be taken to court by them.

From my POV, it makes more sense to scrape up the documentation I've got -- and a lot of it's circumstantial, like only giving us 12 hours notice instead of 24, or ear-shattering noises that I can't prove -- and take them to court once I'm out of their circle of influence. Because I know acutely how miserable they can make my life, and that's when I'm being a model tenant.

It's not a murder trial! Get verification from neighbours about the noise. A written statement from other tenants may help and also set a precedent for them to recover some rent. I think you are on the right track, Talas. Even after you move out, you can still collect through a tribunal and your current landlord won't be able to do anything to you. The fact you are moving out may even bolster your case, as you couldn't take living in that environment any longer. At the very least, the landlord will be on record as be disruptive if you file a complaint.

Just because it costs YOU £800 per week doesn't mean that social services should stump up the difference because you keep your mother safely 50 metres from your front door in a little annex which you built for her.

Just because Social Services say that she needs 24 hour care DOES NOT MEAN that Social Services have to pay to indulge your version of propriety. They will give you EXACTLY what it costs to provide care for EVERYBODY ELSE. And don't you try to bully me and then smile and be sweet as I'm walking out of the door of your castle in the expectation that I'm going to think "oooh, the nice rich lady likes me after all so I'll do whatever she wants me to".

If you feel that your mother's care is costing too fucking much you CAN RENT OUT A BIT OF YOUR FUCKING CASTLE.

My Love's bike has been stolen from the communal area of our house. No sign of breakage. Means either someone from another flat in the house, or someone they've let in, or someone the letting agent has let in has stolen it. Pretty shit.

It wasn't the best bike, but she'd only just got it given to her by her dad. She's just started to enjoy cycling to work and around the city and was dead proud of the thing.

Re: prick with his advert in the paper. Write a letter to the paper clearly and cheerfully stating the difference between what the native americans went through (several entire nations wiped out, nearly all the others dispossessed) and what the British are 'going through' (i.e. having some new British people from overseas willing to work in our abbatoirs and hospitals, and having to put up with an ever wider choice of restaraunts).

More seriously, point out that things like the housing crisis and unemployment have sod all to do with immigration.
